Working with ROW management and other consultants to determine the land use options and possible development opportunities to establish the highest and best use of parcels and remainder property associated with the expansion or use of rights-of-way including: SH 183, FM 423, FM 2181, IH-35, IH-45, SH- 35, Loop 12, IH 635.

Houston-Galveston Area Council, SH 6 North Corridor Access Management Study

Livable Centers analysis of the SH 6 north corridor and conceptual master planning of three tracts within the study area. Analysis of several properties through GIS to determine the likely development potential of those parcels identified through the GIS analysis. Identification of implementation strategies and transportation impacts. HLP is also reviewing the accessibility and connectivity within the corridor along with right-of-way impacts.

Consultation and Advocacy 130 acres, San Antonio, Texas

Representation of the property owner before City staff and interested parties. Analysis of the development opportunities available to the subject property keeping in mind the compatibility with surrounding area development and infrastructure improvements. Production of multiple development concepts for marketing and initial entitlements and review of requests from potential buyers of proposed development concepts.

Cedar Valley Village, 18 Acres, Austin, TX

Project Management and design of 109,709 square foot commercial and retail development along US 290 West within the extraterritorial jurisdiction of the City of Austin, Travis County, Texas. Initial analysis and site design, management of consultant selection and production of site development applications and the entitlement process through multiple governmental entities.

Oak Hill, 6.7 Acres, Austin, TX

Design and zoning entitlements of commercial development along US 290 West near Convict Hill within the full purpose jurisdiction of the City of Austin. Representation of property owner before neighborhood groups and city council of Austin to obtain GR zoning within a Neighborhood Plan and in an environmentally sensitive area of southwest Austin.

Halff Associates: North Tarrant Express Project

Completion of land use analysis for several parcels along SH 121 and SH 183 as part of the North Tarrant Express project in conjunction with North Tarrant Express Mobility Partners and in the jurisdictions of Hurst, Euless and Bedford. Sites assigned to HLP varied from car dealerships to office complexes and regional shopping destinations.

O.R. Colan Associates: DFW Connector Project

Land use analysis of several parcels within the DFW Connector project in conjunction with Northgate Constructors. Review of parcels located along SH 114 and SH 121 within the jurisdictions of Southlake and Grapevine. Parcels being acquired were from tracts occupied by retail users, financial institutions and regional shopping centers.

Travis County: Transportation and Natural Resources Department

Recently HLP was selected to provide land planning services to Travis County throughout the next four years. Services will include land use planning and development consulting in connection with the acquisition of real property interests or potential claims of inverse condemnation.

Sendero Hills, Austin, TX

Site re-design, entitlements and facilitation of development approval for residential subdivision that is part of Austin S.M.A.R.T. Housing program. Also coordinated with City staff, commissioners and council members and the construction management of park facilities dedicated to the City of Austin.
