Duane Hutson, AICP

Mr. Hutson has worked in and around the State of Texas in both the public and private sectors for 23 years. Prior to establishing Hutson Land Planners and Development Consultants, LLC, he worked with a national engineering firm managing their planning department for the Texas Office. Before that, Mr. Hutson was a Senior Planner for a boutique-planning firm providing a specialized scope of work to the client with specific needs. Mr. Hutson has a broad background in site design and land use planning of individual tracts and large acreage subdivisions and a vast understanding of the rules and regulations applicable to the entitlement process. He also assists private property owners, municipalities and other planning organizations with land use analysis, feasibility studies and conceptual planning related to condemnation proceedings throughout the state of Texas and Mr. Hutson has been designated as an expert in the field of planning by the Texas Department of Transportation.

Publicly, Mr. Hutson worked for the City of Austin in the Long Range Planning Division of the Planning, Environmental and Conservations Services Department, assisting council members and other departments with regional and jurisdictional issues from annexation to transportation planning. He also worked for the Development Review and Inspection Department case managing the subdivision review and approval process for an area including Downtown and extending west into the Hill Country.

Charles Dunn

Mr. Dunn has over 35 years of experience providing land development and real estate consulting services to land owners, developers, governmental agencies, and other real estate professionals. A wide array of clients has provided the opportunity to be involved with a variety of land use types and development assignments including single-family subdivisions, multifamily apartment communities, office development, retail centers, individual use sites, recreational and open space/park developments, industrial, and civic uses.

A specialization in understanding the regulations and appropriate application of the rights available to individual properties allows Mr. Dunn to assist clients in maximizing the potential of a property or development.  Experience in land use analysis and density projections provides guidance to clients in understanding development yields for the various potential land uses of a site.

Mr. Dunn has provided coordination of project teams for developments and specific entitlement processes, including zoning, subdivision, site plans, right-of-way and easement vacation through various approval entities. He has provided representation and negotiation before governmental boards, commissions and councils, as well as neighborhood groups and associations.

The knowledge obtained in working with development projects has been applied to assisting property owners, condemning authorities, attorneys and appraisers with eminent domain/litigation analysis and land planning services.  Mr. Dunn has presented his opinions and work product as an expert witness providing testimony for both condemnees and condemnors in special commissioners hearings and court.

The insights acquired by Mr. Dunn in working with various projects and land uses thru multiple development cycles provides experience and an extensive view of development options and solutions for clients and their properties.

Shane Schallock

Shane Schallock has worked on projects throughout the United States for the past 20 years. Prior to joining Hutson Land Planners and Development Consultants, LLC, he worked as a Senior Project Manager for SEC Planning, LLC, a national land planning and consulting firm. Before that, Mr. Schallock worked as an Associate for Little and Associates Architects (now Little Diversified Architectural Consulting), a national architectural and engineering firm, in their land development department. Mr. Schallock has an extensive background of working on every step of the land development process including: initial site analysis of raw land, entitlements, conceptual master planning, residential neighborhood design, non-residential site design, and final construction drawing documentation.
